Can You Put a Manufactured Home on Land You Own?

If you already own a piece of land, you are further along than you might think. Placing a brand-new manufactured home on your own property is one of the most affordable ways to become a homeowner, and it is something families across Southeast Georgia and North Florida do all the time. The short answer to "can I do this?" is usually yes. The rest of this guide walks you through the handful of things worth checking, in plain language, so you can move forward with confidence.

Step 1: Check the zoning and any deed restrictions

Before anything else, it is worth confirming that your land allows a manufactured home. Most rural and residential land in our area does, but a few places have rules. Two things to look at:

• County or city zoning. A quick call to your county's planning or zoning office will tell you whether your parcel is zoned for a manufactured home. In much of Charlton, Camden, Ware, and the surrounding counties, it is.
• Deed restrictions or an HOA. Some neighborhoods and subdivisions have their own rules in the deed. If your property is in one, take a look at the paperwork or ask the association. Land out on its own usually has no such restriction.

Step 2: Make sure the site can be served

Your home will need a few basics to be livable, and your land may already have some or all of them. The main ones are:

• Water. Either a well or a connection to public water.
• Power. An electrical hookup from the utility.
• Waste. A septic system or a connection to sewer. If you need a septic system, the county health department handles the permit and a perc test confirms the soil will drain.
• Access. A driveway or path sturdy enough for the home to be delivered and set.

If your land is raw and does not have these yet, that is completely normal, and it simply becomes part of your plan and budget. We can talk through what your particular site is likely to need.

Step 3: Get your permit

Setting a manufactured home requires a permit from the county, and often a separate setup or electrical permit. This sounds more intimidating than it is. In practice, the permit confirms the home is placed and anchored correctly and that the utilities are done to code. It is there to protect you and your investment.
