Once you own a piece of land and you have picked out your new home, there is one more happy step before move-in: getting the site ready. It sounds like a big job, but broken into pieces it is very manageable, and we help you plan every part of it. Here is what preparing your land usually involves, in plain language.
Your home needs a clear, reasonably level spot to sit on. That usually means removing brush, stumps, and any debris from the area where the home and its porch or steps will go. A little grading to level the ground helps everything sit right and keeps water flowing away from the home instead of toward it. If your lot is wooded or uneven, this is the first thing to tackle.
The home is delivered on wheels by a truck, so the crew needs a clear path to bring it in and set it in place. A sturdy driveway or access lane wide enough for the delivery is important, and so is enough room to maneuver. If your access is tight or soft, let us know early. We would rather spot it now than on delivery day, and we can talk through what your site needs.

If your land is raw and does not have these yet, that is completely normal. It simply becomes part of your plan, and we can point you toward the right local folks to get each one done.
Manufactured homes sit on a prepared foundation, usually a pad of compacted gravel or a set of footings and piers, depending on your site and local code. The home is then leveled, anchored, and secured. After the home is set, the crew adds the skirting around the base and the steps, both of which are included with every home from us. You do not have to figure the technical parts out on your own. That is our job.

Placing a manufactured home requires a permit from your county, and often a separate setup or electrical permit. This protects you by confirming the home is placed, anchored, and connected to code. We are familiar with how this works locally and will help keep the paperwork moving so nothing stalls your timeline.
Every property is different. If your land already has a driveway, power, water, and septic, you could be ready quickly. If you are starting from raw land, budget extra time for utilities and permits, since those depend on local crews and county offices.
