Shopping for a new home should not feel like a guessing game. One of the questions we hear most on our lot is a fair one: "What comes with the home, and what is going to cost me extra later?" So we made it plain. When you buy a new home from us, the essentials that turn a delivered house into a home you can live in are already part of the deal.

What "included" really means

Some dealers quote you a low sticker number, then start adding line items once you are ready to sign. Delivery here, setup there, steps and skirting somewhere else. It adds up fast, and it is not a fun surprise. We would rather show our work up front. The list below is not a menu of upgrades. It is what every new Clayton, TRU, and Scotbilt home on our lot already includes so you can budget honestly and sleep easy.

The physical inclusions

These are the pieces that get your home in place and ready to live in from day one:

• Delivery and setup within 100 miles. We haul your home to your land and set it up. If you are anywhere in our Southeast Georgia and Northeast Florida service area, this is covered.
• A/C and heat pump. Southeast Georgia summers are no joke. Your home comes with air conditioning and a heat pump so you are comfortable in July and January alike.
• Trim-out. The finish work that ties everything together once the home is set gets done as part of the process.
• Steps. Safe, solid steps at your doors so you can walk in the day it is ready.
• Metal skirting. Skirting around the base to close the home in, protect it, and give it a finished look.

None of these are extras you find out about at the last minute. They are simply part of buying a home from us. You can see the actual floor plans in our current inventory, and every home there is quoted with these included.

The FREE Lifetime Home Warranty

This is the part we are proudest of, and it is the piece a lot of shoppers do not know to ask about. Every new home we sell comes with a FREE Lifetime Home Warranty, at no added cost, built right into the purchase. It is our way of standing behind the home long after we hand you the keys.

The warranty covers the systems that matter most in daily life:

• Kitchen appliances
• Plumbing and water heater
• Electrical
• A/C and heat
